			<content:encoded><![CDATA[<p>So I started this blog not too long ago with my first post and very excited to get my pictures up and running with various local stories - only to find that I have been swamped with real estate lately&#8230; which is a great thing, but begs the question &#8221;is real estate really dead?&#8221; With all of the media stories surrounding the foreclosure market, lending drama and such, many have focused only on the negative. But the reality is that this is still a very good time to purchase property. Lending rates are still low and buyers can take their time searching for the perfect place without worrying about losing out on a property if they do not move fast enough, or submitting an offer only to find out that they are in multiple offers - commonplace a few years ago. If buyers wait too long, the market will cycle back with the frenzy that accompanies it. It is a buyer&#8217;s market, take advantage of it!</p>

			<content:encoded><![CDATA[<p>Welcome to Malibu Undressed!  I must admit that I have been a bit apprehensive to jump into the blogging world as I am new to this whole blogging phenomenon, but here goes. I am excited to bring you Malibu as the locals see it. Malibu is well known for its celebrity fare, but it is also a very beautiful, down to earth  place to live. Malibu runs 27 miles along the gorgeous coast and is 4 miles wide (approx). These dimensions keep us relatively close to Santa Monica, Los Angeles, the San Fernando Valley and all they have to offer, but far enough away to escape the pace. I am the mother of six children (yes, all of them mine with the same husband), and this gives me firsthand insight, experience and knowledge about local schools, sports and activities for children and families, local restaurants, beaches, art festivals&#8230;&#8230; and well, life here in Malibu.  With approx. 15,000 residents, we have a variety of local programs for every age range. I look forward in the coming days, months, years to bringing you the flavor of Malibu. Again, welcome!</p>
